Understand the runway is private property. don't know how that works. = home work.

Just so's ya know flying in or out isn't the reason we'd buy. We have a motorhome to get over the passes, and it will do it in very bad weather.
This is just 1 property we are considering, all of which have draw backs.
 
I thought you had a motorhome or holiday trailer Tom?
Why would you trade the flexibility of exploring someplace new any weekend you want for the costs of having to go to the same place every time?
We do have a coach, and we have been a lot of places with it, and it is expensive to travel with it. you can count on 350 per day fuel, 50 per night parking.
But we love it to visit our Daughter in Texas, and our family in NY.
But we don't do those trips every year, My health is deteriorating due to age, so those long trips take a toll.
So we are thinking of a small plot that's easy to get to, and just relax.

The construction on that runway doesn’t look like it will make it 10 years.

The photo you posted looks like poor quality job consisting of a poorly prepared base and a poor application consistent with a low budget project.

With 100 ft access, there about 18 lots @ $55,000 = <$1 million. How much you think they spent on that runway?

If it was installed correctly it should last 15 years with a replacement cost of $600K requiring each member to contribute ~$2500 a year maintenance for and replacement. Assuming all the lots sold and the developer didn’t exclude himself from association fees as the lots are being sold.

I'm happy you could tell that much from a poor picture. Knowing eastern as as I do that area is nothing but rocks rocks and more rock. The dirt you do see is coleachie,(sp) when wet is mud, when dry is cement, and they get very little rain.
 
They mention electric on the lot. That’s fine but you can make electricity.

I’d be asking about water/waste water.
Yeah, water might be a problem, it is desert.
We can go about 4-5 days on tanks and batteries but after that we need to charge and dump.
 
We are thinking the RV spot in Conconually by the Lake is better suited to what we need. and it is cheaper, but it isn't 20 Ac either.

This is true, Eastern Wa, there are a bunch of these properties for sale, ranging from about 25k for 5ac. to 500k for 100ac.
There seems like two rules apply if it is good land it's already planted to wheat, and if it is not, well there is a reason for that.
As you can see by the pictures this land doesn't even grow mesquite. just prairie grass, and not a very good crop of that.
we are more inclined to go see this, we often go to the state park here to fish.

Much like a plane, the question is what’s the mission?

A point to ponder in your position:

A) Access. Water/sewer, electric, communications, transport, healthcare

The little camp site in Conconully is an hours ride from the nearest, grocery store, Walmart, or ER.
But it has water, sewer, and power. but no cell service, or internet. (its deep in the canyon)
