50% of airstrip property potentially for sale

I just placed a 40 acre tract of property under contract yesterday. It's 20 minutes SSE of Springfield, MO. It's not a square 40', rather it's two 20's stacked north to south (660'x2640'). It's relatively level and will only require minor tweaking/grading to build a decent landing strip.

The purchase is contingent on obtaining a conditional use permit allowing the construction of an airstrip. A process that will begin immediately. The P&Z dept thinks the process will go smoothly...especially since there's another grass strip about a mile west of this property...but one never knows for sure.

Anyway, if approved, and purchased, I'd be interested in selling 50% of the property to another pilot or couple whose interests are similar to mine (i.e. want to live in a hangar home and with their plane). I won't be looking to profit, the sale would be exactly 50% of the total cost: purchase price, CUP costs, grading costs (if it's already done), etc., but those exact costs are yet to be determined.

It's a bust.

I met with P&Z yesterday to get the conditional use permit application started and they just happened to mention...

"FYI, we just approved a conditional use permit for a 250' freestanding Verizon cell tower on the property just north and east of this one."

WTF?

Where?

They showed me.

It will be erected about 300' off the end of the proposed strip about 200' (if that) offset from the extended centerline.

No thanks.

Blew out of contract.

Ag-Croppers fly a lot closer than that to stuff. 200' offset. should be doable.

I talked with one of the Woodfield (MU27) pilots the other day and I think they still have property for sale there. I remember that you didn't like the available hangar. But maybe you could build?
 
I guess you need to buy 3 20's and put the runway in the middle.

Something tells me the planning board wouldn't share the same level of confidence that you have in someone missing the tower.
 
I always thought it would be cool to reconstruct a surplus fire tower adjacent to my own private airstrip as my "control tower". Perhaps you could do the same and offer to lease space to the cell company?

There's a fellow pilot I know that bought a fire tower with his brother maybe 5-6 years ago in MS. They dismantled it and last I heard moved it to their property in south MS. At one time he was kicking around a "love nest" type of rental. A lot of liability there, especially if the passionate couple fell out of the tower cab! :hairraise: :rofl:
