It's been a few months since I checked in here, and I thought I'd give y'all an update on how our island project has been progressing.

First, to recap, we built and operated the Alexis Park Inn & Suites in Iowa City, IA from 2002 - 2011. During that time, we built it into a pilot's dream destination, with each unit decorated to reflect a unique period of aviation history.

In 2010, we bought the Harbor Inn on Mustang Island, in Port Aransas, TX, with the idea that we would operate both motels, ultimately converting the Harbor Inn into a new aviation destination called "Amelia's Landing".

This plan proved to be unrealistic. Two motels 1300 miles apart were simply impossible to properly administer, so we put the Alexis up for sale, closing the sale on 2/28/11.

We started remodeling the Harbor Inn in earnest after the end of "The Season" here last November, and by last Friday we had completely gutted and re-built all of the rooms in our South building. We now have the following aviation themed rooms complete:

The Pan Am Clipper
The Red Baron
The Mustang
The Lightning
The Amelia Earhart

Additionally, in the North building we have redecorated:

The Wright Brothers
The Blackbird
The Reno Air Race
The Stearman
The Piper

Obviously, it's been a busy off-season! We've just lived through 60 straight 18-hours days, but we're getting it done. We're still a year away from the name change (I want all the aviation themes done before we start calling ourselves "Amelia's Landing"), but I am generally pleased with the progress we're making.

Now for the fly-in information. For the 100th anniversary of Naval Aviation, the nearby Corpus Christi Naval Air Station is planning a major airshow on 4/9 and 4/10/11. This seems like a PERFECT excuse to throw a fly-in, so here are the details:

  1. We will provide a poolside seafood cookout on Friday, 4/9/11 for all fly-in guests.
  2. We will provide transportation to/from the airport.
  3. We will provide transportation to/from the airshow on Saturday. (If we get too many people, some of you may be recruited for driving duty!) Admission is NOT included.
  4. Cost for a single queen (with AOPA discount), just $79.95/night, with a delivered to the room breakfast each morning. There is a 2-night minimum stay for this event.
  5. Cost for a double-queen (with AOPA discount), just $99.95/night, with a delivered-to-the-room breakfast each morning. Again, there is a 2-night minimum stay for this event.

Please note that not all of the motel has been remodeled yet. In fact, over half of the rooms have NOT been touched -- so if we get too many guests for this event, you may not be in one of the new rooms. They're still fine rooms, as island motels go -- but they are NOT aviation themed.

Who bought Alexis ? Are they keeping aviation themed?

Nope -- the new owners have decided to take the Alexis in a completely different direction, appealing more to long-term, extended-stay guests. It's a good idea, IMHO, as the Iowa City market is now awash with short-stay, overnight motels.

I would have preferred to see the aviation theme continue, for sentimental reasons -- but the good news is that because of this turn of events we were able to retain almost all of our hard-won aviation artwork and memorabilia. This will sure make our task in Texas easier and the end product better. :thumbsup:

Will do! Thus far, we've been extremely successful in avoiding all the blizzards and ice storms -- missing hurricanes should be a snap! :goofy:

So far, the new location has been AWESOME. Spring Break here is incredible, with over 100K college kids here all week. We set the bar at "21 and up", so our crowd has been largely families with kids -- which has kept the rowdiness to a minimum.

We're attracting a steady stream of curious Texas pilots (we've received some great publicity down here), but we're still not marketing ourselves nationally as truly "aviation themed". That will wait until the name change and when we finish all the rooms -- next off-season.

Overall, I'd say we're probably a year ahead of where we thought we would be by now. It's not been easy -- but it's sure been fun! :cheerswine:

Good to hear from you. Sounds like the 9th and 10th should be fun. Sorry I'll miss it. Stay in touch around here.

Cool deal, Jay. Hope it works out well. When we were there in Sep you were just getting started with hitting it pretty hard. We'll have to come back for some "after", since we saw the "before".

Why not? That's what we did for our anniversary. And not even an airshow!

I'm a VFR pilot, what if I book a 2 day stay and the weather craps out on me?

We feel your pain. (Mary and i are VFR, too.) Normally for fly-in guests, we offer an "IFR Cancellation" that allows you to cancel up to 6 PM, without penalty, if conditions drop to IFR anywhere along your route of flight.

However, for organized fly-ins we can't do that. Instead, we issue equivalent gift certificates that can be used on a future stay if conditions prevent you from making it. You're still stuck paying, but at least you get something of equivalent value, rather than a kick in the butt. :thumbsup:

It's the best we can do, when taking a significant portion of the motel out of service for a weekend event. Luckily, it's almost always VFR here!

Unfortunately that weekend is Colorado Wing CAP Conference weekend in Glenwood Springs, CO.

But I'm still thinking of finding a date to put on the calendar to come visit. Neat-O!

I'll tell you this much, however (and this goes for everyone here) -- try to get here BEFORE Memorial Day. This island goes absolutely nuts for the summer months, with rates sky-high and restaurants packed. It's also very warm, with highs in the low 90s and high humidity common.

Obviously if you're looking for night life, live music, and a "target rich environment" (ahem), summer is the time to be on the island. For the rest of us, however, the time to be here is definitely now -- with cooler temperatures, smaller crowds (the next big thing is "Sand Fest" in April), and MUCH lower rates on just about everything...

Too bad that's the same weekend I'll be up in Burnet for the airshow there. Maybe I can get the guys to send one of our aircraft to Corpus next year.

Wow - great job on the remodels!

Thanks. It's been a helluva 5 months, but we've made great progress.

I didn't fully appreciate how my life had changed until one of our housekeepers approached me today (as I was spreading driveway goop on one of our parking lots) and asked me what methods and products I used to clean up. As usual, I was covered with oil, and -- in her 3 months with us -- she said she had never seen me NOT covered with paint, sawdust, oil, or dirt.

Quite a change, from my years spent lounging around the lobby of the Alexis, schmoozing with pilots... :wink2:

So, I told her my secret (paint thinner in a spray bottle, with a scrubby), and chuckled. My hands are like iron from tiling, my forearms are like steel from turning screw drivers and swinging a hammer, my back is 100% for the first time in years, and I'm down two belt sizes. Sure, I hurt all over, but it's nothing ibuprofen and Shiner Bock can't handle! :cheerswine:

Yeah, once you have tried that buzz from paint thinner absorbing through large areas of skin and going to your brain you are hooked man, hooked!
I predict that once this project is done you will buy a driveway hot-tar company so you have the excuse to keep getting out the spray bottle...

Anyway, you two have more energy than most folks... Good luck... Dunno about making the doings there... We were kind of planning on doing the Smithsonian in DC that weekend... I'll have to think about it... Can we bring Pasta the Poodle (15 pounds)?

Yep, some of our rooms are pet friendly. $25 per night for a dog or cat.

(Yes, before anyone says it, I know that's up from $10 at the Alexis. We discovered early on that pet owners love to take Fido to the beach, and Fido accidentally brings back "sand fleas", which then love to take up residence at the motel.

After some unhappy experiences, we have incorporated a strict post-pet regimen that involves spreading borax around the room, which kills the eggs, which we let sit for a day before vacuuming it up. All of this is costly, of course, but our only other option was to ban pets, and that wasn't acceptable to two pet-lovers.)

Coincidentially guys, did you see the media onslaught that The Hangar Hotel orchestrated recently? I'm quite curious if Jay can create a bigger fly-in using his New Media prowess than the whoever is behind The Hangar Hotel (unless it's also controlled by Jay from behind the scenes). Of course Jay goes way far back, I remember reading flamewars about weather Alexis was overpriced on Usenet back in 1990s. The stage is set for a clash of David and Holiath.

Edit: Either fly-in is just a little bit outside of my range (which is governed by $130/hr wet rental on Cherokee).

Heh. We didn't buy the Alexis until 2002, so methinks you may be exaggerating just a bit... :D

Actually, I'm keeping this fly-in stuff very low-key, only mentioning it here and there, because we are truly not ready for this sort of stuff yet. We're only about half done with remodeling the place, so I really do not want a full house of pilots, half of whom would go home disappointed. We learned that one at the Alexis -- don't brag about being aviation themed until you really ARE.

You'll know we're ready for prime time when we change the name to "Amelia's Landing". That's probably a year away. THEN you'll see a "big" fly-in!:fcross:
