Madison WI area airports

For those that are familiar to the Madison WI area, I'd like your input on the airports in the area. My wife and I have kids that live there and we plan to move to the area to retire. Of course, my priority is to find an airport to base my airplane.

Here is my wish list:

1) not more than a 45min drive from Madison
2) prefer to purchase vs rent a hangar
3) friendly atmosphere with fellow pilots
4) no restrictions regarding homebuilt construction in my hangar
5) hard surface and grass runways
6) EAA chapter to join

I realize I'm not going to get all I wish for. This is all just fact finding at this point. Probably pulling the trigger within five years. Hangars being hard to come by in certain areas I thought I should start the process now.


So if you were locating to Madison, where would you keep your toys?

I would look for a home on the runway at Waunakee.

The closer you are to Madison, the cost tends to go up. For example Madison, Middleton, etc are more $$ than Sauk, Lone Rock.
Middleton is great. Waunakee too.

Burlington WI would be perfect, but drive is about an hour.
