joys of home ownership

Good idea to shut the water off to the house and to turn the water heater off if you are going to be gone for more than 3 days. Washing machine hoses can break also. ;)

the other one a friend had a problem with was the toilet supply line just popped off while they were gone for the weekend - you can imagine the hilarity which ensued . . .

My toilet exploded this morning. Threw most of the contents of the tank onto the wall and floor. That was a great reason to be late to work.

Water main was filled with air by the crew about a block away, high volume bubbles from the bottom of the tank had sufficient force to lift the tank lid!

the city usually leaves us a note on the door a day or two before they're going to do that. they recommend closing the lid and maybe duct taping it down.

A $1000 AO Smith 50 gallon water heater vs a $2500 tankless install - it'll work for me since I have a 2" line at the wall [a remnant from my 2" line to the pool heater] that gets stepped way down to 3/8" I think for the 50 gallon heater we have in the garage . . so if that blows it just flows into the street -

But That $2500 tankless comes with a $250 utility rebate and a $750 fed rebate so the net cost is perhaps $500 - plus the lower gas bill - even with lower gas prices and zero maintenance hassle.

My Bradford white was $300 late last month old one made it 12 years, and I would have to place the gas usage at ~&10/mo. It all depends. I would love to do many engergy saving things to my house but out typical energy bill is less than $80/mo so finding any financial justification is hard.

I thought the tankless jobbies needed annual servicing and were fussy about crud in the water?

Not exactly on the subject of plumbing ...

Recently we decided to add some spice and panache to our large walk-in closet which had carpet on the floor, we wanted to convert it to hardwood cedar. I live in S.Fran Bay Area and could really not find anybody with the right product, Home Depot was only offering me 1/4" planks and I wanted 3/4" like my hardwood floor everywhere else. There were some specialty lumber stores but they quoted some very high prices and it was all 'special order/'maybe'. But in 5 minute of internet browsing I located this lumber shop in some tiny town in Missouri that does nothing else but cedar closet lining. Got my floor shipped (cedar is heavy but even with shipping I think it was very affordable) and is already installed with great results. I can't even think how else could I locate this place in days before the internet.

I just got the verdict that the roof repair will be in the $20,000 range whether we're lucky enough to keep the concrete tile shingles or not.

I figure $500 in tarps oughtta hold me for a year... right?

I got a watercop the remote wireless water sensors http://www.watercop.com/ as well as the leak stop washing machine hoses and we're home almost all the time.

The watercop stuff is still in a box in the project backup department.

I wonder if I can get a discount on my home insurance with flood protection?

Maybe think about ditching the tiles that cost you $20,000? That's a lot of flyin' money.
