Sounds about right. Need to also include engineering into that which would have to be conducted through the Airport’s on-call engineers.
So $2,750 per month is what it should rent for?
No, assuming it’s a land lease, it should only be an annual payment for the length of the lease.

I have been on a tie down for over a year. I just found out that if one becomes available, it will now be 600 per month. I'm not sure that I want to pay that even if one becomes available. That said, can I hear from people that have been on a tie down long term? Is my plane going to get destroyed? I live in Massachusetts, so we get all kinds of weather.
Love to hear from those that have experience with this.

I would immediately have the airframe corrosion treated. This is an inside treatment that will probably cost you $1000 in your area.

If you want to fly 12 months a year, you need a way to preheat the engine.

Consider a solar charger to keep the battery up.

I suggest using an odor detergent such as peppermint oil or mothballs to deter mice, Both can be placed in vented plasticity bags.

An aircraft cover for the glass will protect the glass and interior.

You can buy wing covers for winter so you don’t have to remove frost and ice.

Around my area over the past few years single family home rents went up a lot, maybe 50%.
I’ve not hear of GA hangars going up much.
Where are you located?
 
Interesting thread. I'm in Colorado. Where does one look to get an idea of what a Porta-A-Port hangar sells for?
 
Rental costs for housing has seen an extreme increase in last couple of years. It’s really hard for folks.

And at least you have rent-free use of a Florida vacation home whenever you want it! :)

Rent is about supply and demand. The floor for what will be charged is what the ROI has to be on the cost of the land and structure to be higher than just selling the building and/or land.

Very good analysis. As "rental/lease" hangars become, less and less available, prices will escalate, but it opens the opportunity for a buyer to approach and owner, to buy said hangar and control his/her own destiny. Need to base the cost/selling price on what future values might be.
