[NA] Where to live near Atlanta? [NA]

Are they actually leasing space to build? KHMP has space but isn't actually willing to lease it.

In theory, yes. The site has been graded with taxiways paved for 10 years. The lease agreements have been so unfriendly, that in a very tight market, there have been zero takers. The airport authority is trying to make a killing on the hangar leases (and taking them back after 5 years), instead of breaking even on the hangars with the local economy making money on fuel sales, training, maintenance, and the additional sales and property taxes for the county.

since we ALL missed @RyanB 's yearly southeast Christmas extravaganza, the next GtG that I know of is Rough River in April. as for thurs or fri, that's NYE and NYD, not sure anything will be open anywhere unless we do a NYE rave/overnighter, not to mention what the forecast is looking like. saturday actually is looking OK right now. we could just crash @Dave Theisen 's house and drink his beer. we could try to pull a last minute KDKX run together for saturday, if Calhoun's is open...........
 
Forecast for Thursday and Friday is not looking good. Rain both days and thunderstorms on Friday; at least that's the forecast in Atlanta.

My plane is available; another partner was planning a trip, but his plans fell apart.
 
This Saturday is my anniversary. We were planning on flying to KSSI, but who knows?

How often do you fly commercial? That would weigh how much you want to be near ATL.

Some of my commercial travel will be day trips to NY and DC - so somewhat easy commute to ATL is desirable. I can live with driving to a MARTA stop and getting to KATL that way. From what I am learning from this thread, living in the Alpharetta area is pretty much out if i have to travel to ATL 3 times a week. South side can very well be an option. While I like the idea of T-hangar, its not an absolute must, its the only thing i have known, but i can see the benefits of FBO hangar as well. In an interesting turn of events the lady other day said - hey why are you not considering airpark.. i am like.. huh? never in my wildest dream i thought you will be ok with airpark.

I dont know how much she knows about airparks (I myself dont know much), but i am not sure if she will enjoy hearing planes flying all day long and everyone around her talking airplanes all day long. but since she mentioned it.. i am going to explore that as well. saw a few, but none that I saw provides easy commute to ATL.

@BrianNC - both PTC and Fayetteville are in my list of areas to explore. Getting a hangar over that side might be a whole different story

@bflynn - We have come to the realization that all our boxes will not be checked, Sigh. Living in the South side is definitely a consideration , but right now we are leaning heavily on the Marietta, Mableton, Smyrna and Roswell side.

@kyleb brought up Stockmar @wayne . I am not entirely sure if that will fit my needs based on the kind of flying i want to do and the distance to ATL is a major concern. the biggest challenge is whatever travel time i am seeing on google maps is influenced right now by Covid. I should probably double that time in post-covid era. @wayne - how is FTY? someone mentioned its not very GA friendly, but there is a remote chance of getting a FBO hangar there. its on first come first serve basis, so might not happen, but i am on the list. Currently i am based out of a towered field, so naturally i am biased and more comfortable with Towered ops, now flying out of an airport that is so close to the ATL surface column is probably going to have its own set of challenges.

This was my 4rth winter trip to Yellowstone and for the first time I saw almost no snow out there. Upon return to Fargo, my driveway had more snow than the entire 650 miles i drove !! and we havent seen a single day below zero yet here in fargo!!
 
All things considered, I'd look in Vinings or Smyrna. Good access to Atlantic Station and ATL. Very close to FTY. Not *that* bad to KRYY or Stockmar.

Alpharetta is the outlier and you'll just have to deal with it.
 
GA2 (Peachstate/Alexander Memorial) has a restaurant on the field, so there is still the option of walking to a restaurant while living on an airstrip.

But it's an hour south of ATL, so driving to Alpharetta from there would be an event.

Atlanta ATC is great to work with. Planes regularly fly over Hartsfield (ATL) north or south at 5,000'; IFR or VFR, with a discrete transponder code. I have lots of pics of flying over the top of ATL; here's a few.

Dropping into FTY or even PDK on the way home can be exciting at times as they hold up a bit longer than I like in an unpressurized plane. There's much more traffic on the north side under the Bravo than flying under it on the east and west sides or over the top.

As it was pointed out you have competing goals. Ideally you could find a home near PDK (and get a hangar) that didn't have too many trees so you could have a garden. Unfortunately there's a multi-year waiting list at PDK, there are lots of trees (all throughout Atlanta) and homes near there tend to be pricey, but then most are that are closer in. Plus there would be higher property taxes. On the plus side, you would be close to PDK, close to Marta rail stations and with decent drives to your two in-town office locations. Other than the costs it would be great.

There are shared hangars at FTY. Call and see if they have space and what the price is. Do the same for RYY, PDK and FFC just to see availability and cost. Fuel is expensive at FTY/PDK/RYY, but nearby fuel is cheaper. We regularly filled-up at Stockmar, which is only 18 nm from FTY, and PUJ and CTJ are not too far away and lower priced fuel too. FTY has crossing runways, a tower and the plane traffic is not too high. My plane is in a shared hangar at RYY which the other two partners don't want to change as FTY or PDK is a longer drive for them. The shared hangar cost is higher than a T-hangar at PDK, but they pull it out and put it back in which is nice; but we can't leave stuff there or park you car inside while you are flying like you can with a T-hangar though. The people are nice there. It's just that corporate aircraft is where the money is. More jet fuel, more handling fees, more catering, just more money. The FTY master plan that only has new big hangars, no T-hangars. They have lots of space. At least the PDK master plan has more T-hangars being added, and they have a bunch already.

You could always get a tie-down or shared hangar space and get on a list for a T-hangar. Only issue is there are virtually no T-hangars at FTY or RYY, so that's not really an option except at PDK, LZU, or others.

Time to get anywhere in Atlanta is driven very much by time-of-day and access to the interstates. During rush-hour it's longer, sometimes much longer. GoogleMaps shows 20 min to the airport for me right now, which is typical for light traffic. That could go to an hour with any issues during peak traffic times; accident, construction (which shouldn't be going on during rush hour). I could get home in about 25 min from PDK at my prior home, with light traffic. If I got back from an Angel Flight in the afternoon on a weekday it could show over an hour on the same route and would typically give me a surface street route around 45-50 min.

I'm not exactly sure. But Lloyd owns it outright. Not certian how the access easement is done.
 
I'm currently working on finishing up a house that's about 10 min drive from PDK under the approach/departure path for the north/south runway. When completed it will come in at about $1.5m. That same house on about 1.5 acres outside the perimeter would be about $300k. So there's that too. ;)

Thanks for chiming in David. I assume one would catch the Marta from sandy springs ? I haven’t heard back from LZU yet, I will call them next week and see what the hangar situation is over there. Not sure about the drive from Johns creek to Atlantic station though, but again that’s a once in 2 week problem

Johns Creek is accessible to both Sandy Springs MARTA and Doraville, I prefer Doraville because the station layout makes it much easier to get in/out. I'm constantly down near Atlantic Station as I have two kids next door at Georgia Tech. Definitely traffic at rush hour, turns a normally 30 minute drive at off-peak hours into maybe 50 minutes. LZU has several hangar owners, Air Harbor 770-609-8997 & Aero Industries 770-980-0808 have T hangars, Gwinnett Aero has common. I'm at Air Harbor and like it a lot. Gwinnett County won't answer for them, BTW. YOu have to call them individually. Air Harbor residents get a $0.50 reduction on fuel from Aircraft Specialists, I pay around $5.10 full-serve which is very good compared to other local airports. All in all Johns Creek is a good balance for cost of living, amenities, proximity to LZU, ATL, and downtown.

Update on this journey from winter wonderland to hotlanta:

Life threw a crapload of odd balls at me and my initial plan of going to Atlanta area, looking for a house in Mar-Arp fell through. Tried multiple times, just didnt happen. So right now I am set to travel over there with all my stuff (man i have lot of stuff) end if June, move to a corporate housing for a couple of months and hopefully find something to buy. Buying a house over there is an adventure all by itself from what i hear. apparently everyone and their brother is buying a house now and drove up the price to close to 20% or higher. some people are bidding on houses and letting go of inspections and any and all contingency just to buy the house... jeez.

Yesterday miracle happened and i was about to secure a place for Kate in the community hangar at KRYY. Couldn't find anything anywhere else, not even LZU. 20GA has a list of about 25 people waiting to get into a hangar. at KRYY by some miracle a T hangar is open as well, but i just didnt see the need of paying 1800 /yr more for the T.

Plan is to fly there on June 12 or thereabouts, park the plane there, take a commercial flight back home, pack more boxes and start driving towards there end of June
 
I was in the community hangar at RYY for about 18 months. Never had damage or issues. Call when leaving for the airport, plane was outside waiting when I got there (30 min drive). I could usually park next to the hangar if just making a hamburger run, parked by the FBO if going away for a few days. FBO is on the other side of the field, so if parking there, they can tow your plane across. Line guys were good and friendly.

We just refinanced and remodeled our home. Our mortgage guy (who is the husband of my wife' cousin) said normally there are about 9 months of inventory. Right now less than a month. And all the houses are being bid up over asking. Even putting in contingency contracts that say 'whatever your highest offer is I will pay you 5k above that'. Best time to be a seller for sure.

We're building a place in a new development in northern Fulton County. We contracted with the builder back in January; got an FYI note from one of the realtors last Friday saying that she represented someone else in contracting for the exact floorplan, elevation and lot type that we did and their contract price was around 12% higher. 12% in 5 months. We were stunned. So, so glad we don't have an escalation clause in our contract or we would be getting whacked by the time construction wraps up in Q4.

From one ATLien to another, welcome to the city. Good luck finding a place - hope you don't have to shack up with Kate at KRYY for a few months!

Depending on where your work is...the commute should dictate where you live of course. I live up I 75 around Cartersville...great area, low taxes and no vehicle emission inspections in Bartow county. My commute sucks...1.5 hours each way to Midtown, but the weekends make it worth it without being too close to ATL. I hate the city despite working in the heart of it....secondary roads are absolutely horrible traffic wise.

Congrats on the hangar. Not sure about finding a house right now. Things might loosen up in a few months, but then they might not, either.

I live in White...just a bit north of there. Cartersville is a great airport as well, i have done many a touch and go there and eaten my fair share of free popcorn they used to do. INteresting fact about KVPC....that is where the Ebola planes are based at (Phoenix Air). Kind of freaked me out a few years back when they were flying the patients there....i quit eating the popcorn about that time LOL. I have my medical done there by a guy named Alan Kazarsky. Nice guy that hangars his planes there.

Son and i will be there at Calhoun around 730am preflighting for a quick run down to Macon (going to go tour the Aviation Museum down there) In hangar 207 near the CFI trailer. Be back around 3-4pm ish if you are there, swing by and say hello.

Alan is also the team ophthalmologist for the Atlanta Braves, and he is a very nice guy.

The Phoenix pilots related that the Ebola flights were among the more interesting international flights they have made. Nobody from any of the customs agencies at any of their stops wanted to do much more than wave at them. They said they could have smuggled *anything* home with them.

20% since last year. I started looking this January, and things have gone up 12-14% since then. This is all the craziness of bidding war aside.

Enquired about some new constructions and they are out till about mid 2022

House across the street from us listed last week for over double what we paid for our place ~11 years ago. Granted, we bought at the VERY bottom of the market and they've got +1 BR and +1/2 BA and +200 sq ft on us, but still...

We're in the same boat - would love to find another place with more land, but can't (or don't want to) afford what something like that would bring right now even with selling our house at such a premium.
 
Finally settling in ATL area, here are some updates and observations:

  • Everything is super far here - Living in Fargo for last 14 years have totally ruined my habits and expectations
  • People are very nice - not much change from ND area
  • Drivers - where should I even begin? driving on I-85/75/285 is crazy. some drivers thinks they are stunt drivers and drives accordingly. I was fairly used to crazy driving back when I was in India, and I am slowly getting back to my old driving habits. Turn signals are optional, so are some stop lights and yielding depends on mood
  • Hangar availability - well there isnt one. I am currently at KRYY, but right now where i am living, its 50 miles one way
  • Housing - its a crazy market, but we were able to secure a house and closing on it soon. Yay!!
  • Flying - I just flew ones since i moved here about a month ago. Viz was super crappy, MVFR at best. might be due to the west coast smoke coming this way. TS - pop ups pretty much every day. Something I am not used to at all are those small rocky things that sticks out of the ground with tall antennas sitting on top of them. I went for cheap fuel to Rome (KRMG), noticed the rocky things at the departure end of rny 01. fueled up, by that time the haze layer came down even more obscuring those rocks. the ATIS was still reporting 8 miles viz, I estimated about 4 miles max. Had an "interesting" departure since I couldn't really see those rocks. Airport ops is little different than living under TRSA, but thats a matter of getting used to. I think now I know the mumbling guy at KRYY tower :p

Once I settle in some more, excited to join the fly ins and meet locals

That's great that you found a house. One just sold in our neighborhood, the prices are getting a little scary. Sorry to hear you need a car, too, this isn't a good time to go car shopping.

About the visibility, or lack thereof, that's standard for the summertime. Hot, hazy, and humid is what you should expect from mid June to early September. In the afternoons, it's entirely possible that a thunderstorm could be lurking in the murk. I'm guessing that you've noticed that much of northern Georgia is not conducive to forced landings, lots of hills, trees, and winding roads, so be careful out there.

The mumbling guy is a decent controller when you get to understand him. I surprised him the other day transitioning from the south at the RYY / MGE border. “You need to get some altitude, I’ve got multiple aircraft in the pattern in front of you.” RYY is no PDK but they can have their hectic days.

I'm guessing that you've noticed that much of northern Georgia is not conducive to forced landings, lots of hills, trees, and winding roads, so be careful out there.

Yeah so before i took off, that afternoon i spent some time looking at my options in case the fan stopped on departure from 27, couldnt really find much.... landing on 75 at 6 in the evening is not really an option, well guess, you can try and land on a semi trailer.... i have seen someone do that in a YT video so i do consider myself well trained in it lol. honestly though, I am more worried about the drive via I85-I285-I75 getting to the airport than the said fan quitting on me !!
 
RYY is no PDK but they can have their hectic days.

I was doing a bit of pattern work at RYY yesterday - there were only a few of us in the pattern, but the same controller was on ground and tower; some guy still on the ground was apparently second-guessing the Atlanta haze and asked the controller if he could file his IFR flight plan for him. "Negative, sir, first of all I'm not in that business. Second, you've been on frequency for several minutes now, does it really sound to you like I have time to do that even if I was willing to?"

I'm PDK based and have heard some quick and choppy undressings on frequency from those guys, but that was icy! Glad to not be on the receiving end for once :)
