    Yes, I disagree. The regs say 18 months for each rating sought. Not 18 for the first one and 12 for the second one. The exception is to combine the training and simultaneously apply for both certificates. In that case, 30 months of concurrent experience is required. I'd do them concurrently...

    Usually it's a operator requirement. While they often blame insurance, if a pilot meets the insurance OPW, they are good to go.     The last row is called "children's seat" which is a non adjustable bench seat that sits right on the floor. Legs straight out. When the third row seats are installed, I think the second row (3rd & 4th) seats have to be the split type and not the bench type. 6 seats was an option for any plane...
