NA - Living trust for real estate

Upon death of a trustor the control of assets is assumed by the trustee. The benefit of no probate is there’s no third party intervening (interfering) in the management of the asset. A living trust is a revocable trust. Upon death of the trustor the trust has to be converted to an irrevocable trust.

    Oil Warmer Question

Anyone actually seen it done? Not me, but I’ve only lived in AK since the ‘60s. Pilots figured out how to preheat a long time ago. Warm oil in a cold engine doesn’t solve anything.

    Oil Warmer Question

If your oil won’t pour in your ambient temps? You’re using the wrong oil. If you’re impatient and want to warm a quart before adding? Leave it in front of the heater vent in your car for a few minutes.

    Cell Phone for Traffic Awareness

With Garmin Pilot you get audible alerts as well as on the screen alerts. An iPhone works fine as long as you bluetooth phone audio to your headsets. The screen alerts tell you where the target is as well as altitude and heading. The info is very easy to digest.

    Insurance vs. Hull Value

Under-insuring didn’t make sense for me. Avemco’s limit for my Cub was approx 60% of investment. If it was damaged at 75% of insured value they pay the loss and take the airplane. I’d get a check for less than half what the plane cost me to build. If I bend it and keep the plane? There’s almost...

    Leaning with carb heat

Cessna’s winter kit included restrictor plates for the cowl front and the air intake. The intake restrictor covers the air filter and has approx 1-1/4” holes in it to pass air at a reduced volume to compensate for higher density air temps. Keep in mind that cold air temps make the engine run...

    Leaning with carb heat

You need to lean for the power setting. I’d advise against leaning more for carb heat because if you have to go-around the engine will stumble unless you enrich first. I know guys will say we’re all trained to push heat and mixture in prior to adding throttle but in the real world it doesn’t...

    Leaning with carb heat

You need to experiment with a Cessna restrictor plate for your air intake. Is your balance tube insulated?

    Leaning with carb heat

If running at low power settings you should already be leaned pretty aggressively.

    Changing Operating Arcs on Tach

My local instrument shop did mine. Merrill Field Instruments in Anchorage. Easy peasy. Any shop worthy of doing it should ask for a copy of the STC to reference the change.

    New Ipad mini?

Sarcasm without offering a shred of information. The illusion of intelligence. Well done, Poser.

    New Ipad mini?

Processors get outdated. RAM and storage can usually be upgraded, but these days while my 512gig iPhone is 2/3 full, my work laptops don’t use 150gig. I think my computing requirements are pretty typical. Most of my work is done on apps in the cloud. My new Surface is the same as my wife’s iPad...

    New Ipad mini?

The 6’s screen is a big improvement over earlier models. The newest chips don’t do much for simple apps like GP and Foreflight. My Garmin Pilot with all Alaska charts loaded consumes 576 megs, so big storage capacity in a mini is a waste of money for me. For full size iPads you can get up to...

    New Ipad mini?

I bought wife and daughter (my business partners) new iPad Pro 12.9s last week. The Pro models are pretty well matching the Surface Pro for memory and storage options but the Surface storage can be upgraded while the iPad can’t. Not a deal breaker with so much being done in the cloud these days...

Cessna flap bearings maintenance tips wanted. Other maintenance related pictures.

Every annual I’ve seen done on a Cessna included inspecting rollers and tracks, then lubrication with CRC or LPS and wiping off residue with a rag. If they ain’t broke, don’t fix them. You’re likely to do more harm than good.

Cessna flap bearings maintenance tips wanted. Other maintenance related pictures.

Did your mechanic indicate the flap bearings needed attention? If so, why didn't he address them at the last annual? If not, I presume he lubricated them and signed it off. What's the gain in effing with them now? Is he going to sign off your work? Have you asked him for his advice?

    Exhaust Stud Torque

    O-540 doesn’t indicate a geared engine.

    Exhaust Stud Torque

There is no specific torque value for exhaust flange nuts listed in the current Lycoming engine manuals I’ve read. That sends you to the standard torque table for 5/16” nuts, which is 17-19 pound feet of torque. Most mechanics I know disregard that and tighten to snug fearing warping of exhaust...
